In brief: the nine things most guests want to know

BOOKING - Your booking is confirmed once you have received our written confirmation. You must be 23 years or older to book. We rent holiday homes and luxury villas from 4 nights, and apartments from 3 nights. Shorter stays are available on request; a 'short-stay' surcharge applies.

PRICES - All rates are in US dollars and assume the use of one bedroom per 2 people. Would you like to use more bedrooms? This is possible on request and for a fee.

PAYMENT - Is your arrival date more than 6 weeks after booking? Then you pay 50% within 48 hours of your booking and the remainder no later than 6 weeks before arrival. Arriving within 6 weeks? Then you pay the full amount within 48 hours of booking.

CANCELLATION - If you book directly with us, you can cancel free of charge within 24 hours. After that, the conditions of the rate you have chosen apply. For peace of mind, take out a travel and cancellation insurance directly with an insurer - we recommend this to every guest.

ARRIVAL AND DEPARTURE - Your accommodation is ready from 3:00 PM. We ask that you check out by 11:00 AM at the latest.

DEPOSIT - On arrival we ask for a deposit of USD 500 or USD 1,500, depending on the accommodation you book. You will receive it back after departure, provided you leave the accommodation in good condition.

HOUSE RULES - Smoking outdoors only, no pets, no parties, and quiet hours between 10:00 PM and 7:00 AM. Water and electricity are included with normal use, with air conditioning approximately 8 to 12 hours per day.

WHO STAYS - Only the number of guests you have booked will stay in the accommodation. If you would like to receive visitors, you can request this through us.

SOMETHING NOT RIGHT? - Report it immediately during your stay. We can only resolve what we know about. This summary is intended to help you get started quickly. The full terms and conditions are what is legally binding.
